Thank you for your interest in our EvanRyan Farm, our McArthur Ranch property.

All is good with us, however, it became apparent during the summer that it was time to start the process of downsizing and finding a one-story (single level) home to replace our home on Niagara Street. Our desire is for a family to be able to enjoy this special place to it’s fullest again.

We have purchased a new-construction home in the Castle Rock area. The excavation of the foundation began in December 2023 and the expected move-in date is July/August 2024.

Our intent is to continue to live in our home until the new home is move-in ready. There are several reasons for this:

  • No one wants to move twice 🙂
  • We have collected a lot of stuff that needs to be given away, sold or tossed prior to a move, and
  • Sherri has a thriving advertising and marketing business operating out of our home office that serves nonprofit organizations and disruption of business could impact these special clients.

Our plan and desire are to have the Niagara Street property under contract with closing corresponding to the closing of the new home. We might consider creative solutions such as an earlier closing with a rent-back agreement.

Our selling price is $3,300,000.

We have thought long and hard as to property value. In our opinion the home, the nearly six-acre homesite and the neighborhood are genuinely unique. Considering exceptional city and mountain views, a reasonable commute to the Denver area, proximity to schools and amenities, protected open space to the South, horse property ready, and even a paved access street – this urban farm would be hard to duplicate. We have found it nearly impossible to find comparables to our matchless property. And, we have been blessed with a great deal of potential buyers over the years.
